But according to data from Zoopla over the past five years, the highest number of properties went under offer in August.

It also found that June had the highest number of property enquiries via its online platform, which suggests that the summer could be a good time for a quick sale.

Similarly, Propertymark, the membership body representing 17,500 property agents across the UK, has historically found August to be the busiest month in terms of buyer demand.

However, the type of property you own and your location can also affect the sale massively.

For example, flats without a garden may sell quicker in the autumn or winter months, as buyers will be less bothered about having an outdoor space during the dark months, so this will not be at the forefront of their minds. However, an apartment with a balcony or roof terrace is likely to be snapped up in the warmer weather.

Figures show that there is an increase in buyer activity for some types of property during the summer months. This may be down to the fact that more people are off work or may browsing for new homes whilst they are on holiday.

The warmer months can provide ideal conditions for showcasing your home. Make sure your outdoor areas are well-maintained, and even add a colourful hanging basket or flowers to make your property stand out.

Meanwhile, take advantage of your property’s location – if you are situated near a large park that is perfect for summer picnics, make sure you mention this at the viewing.


  • More natural light

During the summer, more natural light streaming into the home can create a brighter and more welcoming atmosphere. Sunlight can make rooms feel larger, airy and more inviting, and highlight the best parts of your home.

Meanwhile, it can also boost a viewer’s mood while they’re visiting, and help them picture living there.


  • Timing

Summer can be a great time to sell to buyers looking to be moved and settled in by the end of the year. According to figures from Rightmove in May, it took on average just 60 days to secure a buyer.

As the conveyancing process takes around three months on average, if you sell now, it could be completed by the end of the year.
