According to figures, it takes around 10 viewings on average to sell a property. But this depends vastly on the type of property and current market climate.

Markets are split into hot and cold markets. Hot markets refer to when there are lots of buyers interested in the few properties available at a given time, driving the average number of viewings up due to the scarcity. In a hot market, it takes 11 viewings on average to sell a house.

Whereas a cold market is when buyers are spoiled for choice and the average number of viewings dips as a result. In a cold market, it takes 9 viewings on average to sell a house.

Property experts say when your property first goes on the market you will get the most enquiries and viewing requests. Estate agents are also likely to promote your property as it is new, to encourage interest.

1-2 viewings are typical for the first week on the market.

 

How many viewings should you expect overall?

On average you should expect 10 viewings overall, but hot market sellers may see more than 20 viewings per property, while cold markets can peak at around 15.

However, averages don’t work for everyone and plenty of people sit outside the typical trend so this may vary.

 

How long do house viewings take?

Depending on the size of the property, a typical first viewing should take 20-30 minutes, to give potential viewers enough time to explore the property’s interior and chat with the estate agent. It is also recommended that viewers spend time outside to check out the exterior condition.

A second viewing may take longer, sometimes more than an hour, as viewers may want to look at the property in more detail and examine and potential issues. They may also want to take measurements or map out any plans they might have.

 

What is the average time from viewing to offer?

Data suggests that most properties go from viewing to under offer within 4-6 weeks, but it can be much sooner. Buyers in hot markets may make offers in person during your viewing, meanwhile, others may go away and view other properties before coming back to you.
