An easement is a right benefiting one piece of land over another piece of land. The most used easement is one that allows the underground services (water, drainage, gas, electricity, telephone, TV cables etc) of one property to pass beneath the land of one or more neighbouring properties.

Site Acquisition

Site acquisition involves obtaining land for development purposes on behalf of an individual or a company. We can assist with purchasing the property and ensuring that any covenants or conditions on the land will not prevent you from carrying on your intended development.

Stamp Duty Land Tax (SDLT)

SDLT may be payable on purchases and other transfers of property or land. Most property transactions must be reported to HM Revenue & Customs (HMRC) even if SDLT is not payable. SDLT for both commercial and residential property is charged on the purchase price.

It is calculated on the proportion of a property’s value in each tax band. When you buy a leasehold property, you pay SDLT on both the lease purchase price and on the value of any annual rent payable. There are higher rates of SDLT which apply where a person is purchasing an additional residential property or ‘second home’, such as a holiday home or Buy To Let investment.

The rate of SDLT will be three percentage points above the rates for residential properties.
